Yes. We regularly partner with owners’ architects and design teams. During preconstruction we collaborate closely with your professionals to align design intent with budget and constructability, providing budgets at no charge and refining details together for the best possible outcome.

We are flexible and experienced with multiple delivery methods, including Lump Sum (Stipulated Sum), Guaranteed Maximum Price (GMP), Cost-Plus with or without a cap, and Design-Build. We help you select the structure that best aligns with your project goals, risk tolerance, and timeline.

Yes. While we do not invest in every project, we frequently choose to invest part or all of our fee as equity to align interests and maximize project success. When appropriate, we can also provide additional cash contributions and explore completion guarantees or surety support through our established financial partners and backers.

Every project is unique, but we use the Critical Path Method from day one. We establish a realistic master schedule during preconstruction, update it weekly, and provide monthly look-aheads. We hold weekly coordination meetings and track milestones closely to deliver on or ahead of schedule.

We keep every project on budget through early and transparent budgeting in preconstruction, thorough subcontractor buyout for scope and price certainty, proactive cost management, regular coordination meetings, and collaborative value-engineering with the design team, all without sacrificing quality.

Quality is built in through our proven, process-driven approach: detailed preconstruction planning, consistent communication, rigorous subcontractor partnerships built on performance, regular owner/architect/site reviews, and an unwavering commitment to our core values of integrity and perseverance on every job.

We implement a site-specific safety plan, daily pre-task planning, weekly toolbox talks, OSHA 30-hour trained superintendents, and an active Internal Safety Council that continuously raises our standards.

Absolutely. We offer a full one-year warranty program, hands-on training for property management teams, and rapid response to warranty items. We treat project closeout as final acceptance walks and not endless punch walks — we will not ask for your approval until we believe it is ready for final acceptance. We stand behind every project long after move-in.
